“GROW”: NAS REFURBISHES OFFICE BUILDING IN OFFENBACH NEAR FRANKFURT

Frankfurt am Main / Offenbach, 18.11.2022. Creating a sustainable office building with flexible floor plan arrangements and high energy efficiency: This is the plan of the real estate investor NAS Invest for the former Oddo BHF building at Strahlenbergerstrasse 45 in Offenbach near Frankfurt. The refurbishment of the property named “GROW”, has already begun. The revitalised office spaces will be available for new tenants as of early 2023, with unit sizes starting from around 1,150 m². The international real estate consultancy JLL has been commissioned with the marketing of the property.

GROW stands for “Green Office, First Row”. The name refers to the property’s low energy consumption and landscaping concept, as well as its central position in the vibrant district of Offenbach-Kaiserlei. NAS Invest will be upgrading the property with investments totaling around EUR 20 million and aims to attain the BREEAM sustainability rating “Excellent”. Among other aspects, the certificate includes an assessment of the building’s energy and water consumption, as well as its impacts on the health and well-being of the users. GROW’s aspirations to sustainability also extend into the interior of the building. An environment of natural colour tones and planting is expected to boost user well-being and the extensively revamped atrium aims to enhance the quality of experience.

The office property, which was erected in 1995, has six upper floors and an underground car park with 196 car parking space, at least 15 percent of which are equipped with EV-charger stations. The total rental space encompasses approximately 18,000 m² of office space and around 2,800 m² of storage areas, which will be ready for occupancy in 2023.

Thanks to its location in Kaiserlei, the most important office location in Offenbach, the GROW property enjoys very good links with the entire Rhine-Main region. Ideal local and long-distance transport connections are provided for through direct access to the A661 and A3 autobahns, as well as the nearby local train station. Frankfurt International Airport and the inner-city areas of the Main metropolis can also be reached in around ten minutes.
