Frankfurt am Main | 07.08.2025 Real estate investor and asset manager NAS Invest (“NAS”) has reached a milestone with a lease at GROW in Offenbach’s Kaiserlei district. BYD Automotive GmbH, the German subsidiary of the world’s leading manufacturer of electric cars and global high-tech company, is the first tenant to sign a lease for the property and is a large, strategic anchor tenant. BYD has opted for a total area of 5,171 m² in the property. This comprises 2,890 m² of office space on the 6th floor and 2,221 m² of exhibition and retail space for B2B and B2C sales on the ground floor and 1st floor.
BYD Automotive GmbH plans to set up its DACH headquarters in GROW. Among other things, a showroom with a gallery and a ceiling height of more than seven meters is planned. BYD has also been offering its fully electric models on the German market since 2023. The new tenant fits in very well with GROW’s profile, particularly with regard to e-mobility, and also represents a strong commitment to the Kaiserlei micro-location.
“We are delighted to be establishing our headquarters at GROW soon, from where we will continue to drive the positive development of our business in German-speaking markets. The central location in Germany and the modern property convinced us. We can’t wait to move to Offenbach Kaiserlei with our team,” said Maria Grazia Davino, SVP Regional Managing Director of BYD.
GROW fits perfectly into the NAS portfolio: in addition to its favorable location in the up-and-coming Kaiserlei submarket and the excellent building fabric, which NAS has brought up to a future-proof standard as part of its revitalization, it also meets the highest standards in terms of sustainability and quality of life. As a link between Offenbach and Frankfurt, Kaiserlei is a lively, urban district that scores highly with its creative working atmosphere, excellent infrastructure, and high quality of life. The current lease shows that this overall concept even meets the needs of top international users.
GROW stands for “Green Office, First Row.” The name refers to the property’s high energy efficiency and green space concept, as well as its central location in the growing Offenbach Kaiserlei district. Located at the southeastern gates of Frankfurt, the building offers 22,614 m² of flexible floor space, intelligent control of all technical equipment, full LED lighting, and cooling ceilings. Modern, barrier-free working environments, green inner courtyards, attractive food areas, and easy access to local amenities also ensure a high level of comfort for users.
NAS Invest acquired the former Oddo BHF building in early 2022 with the aim of extensively revitalizing it. The renovation work began at the end of 2022 and was completed in 2024. Built in 1995, the property at Strahlenbergerstraße 45 comprises six upper floors and an underground car park, all of which can be equipped with electric charging stations. GROW is very well connected to the entire Rhine-Main region: the A661 and A3 motorways are directly accessible, and the adjacent “Offenbach Kaiserlei” S-Bahn station provides optimal connections to local and long-distance transport. Frankfurt International Airport and the city center of the Main metropolis are also around 15 minutes away.
Following the successful letting to BYD Automotive GmbH, NAS is also in advanced talks with other prospective tenants.
NAS Invest was advised by PROKS Real Estate on the lease. PDD Project Development & Design provided comprehensive planning support (from needs analysis to realistic renderings) on behalf of the landlord. The tenant was brokered by Savills.
