NAS lets more than 25,000 sqm of office space since acquisition
City of Leipzig leases over 8,000 sqm for several departments on a long-term basis
NAS targets sustainability certification BREEAM “very good”
Frankfurt am Main / Leipzig, 16. May 2022. The real estate investor and asset manager NAS Invest has successfully repositioned the office property “Forum am Mariannenpark” near Leipzig’s city center. Since having purchased the value-add property at Rohrteichstrasse 16-20 in November 2020, N A S Invest has let almost 25,000 sqm of office space to multiple tenants. Most recently, the investor concluded a long-term lease agreement covering 8,000 sqm of space with the City of Leipzig. Starting in January 2023, parts of the City’s public health department service and parts of the regulatory authority will occupy two entire floors. The space consists of around 6,500 sqm of office space as well as approximately 430 sqm of storage and 1,000 sqm of ancillary space. JLL brokered the lease on behalf of NAS Invest. NAS Invest targets a BREEAM “very good” sustainability certification following the refurbishment.
NAS Invest has already concluded several leases while repositioning the “Forum am Mariannenpark”. Germany’s largest postal service provider Deutsche Post has leased 13,200 sqm. Additionally, HCL, Amevida SE as well as further small and medium-sized companies account for a combined take-up of around 6,300 sqm. The current occupancy rate amounts to around 70 percent with a WALT of over seven years. For NAS Invest, the leasing successes confirm the asset strategy and the assessment of the Leipzig real estate market. For further growth, the company continues to focus on undervalued properties in Leipzig’s well-developed urban areas or locations close to the city centre.
“Forum am Mariannenpark” was built in 1995 and offers a total GLA of around 45,000 sqm. It includes 481 parking spaces – 459 of which are in the building’s own underground car park. Around 6,000 sqm are used as storage space.
The property benefits from its excellent connection to local and long-distance traffic: Leipzig’s main railway station and the city centre are less than ten minutes away. Recreational areas and numerous shopping and gastronomic offers in the immediate vicinity further enhance the location’s quality.
