Frankfurt/Main, 09.05.2022. NAS Invest has acquired an office property in Offenbach near Frankfurt from ODDO BHF. The financial services group was most recently the sole tenant of the building with a total GLA of around 20,800 sqm. The refurbishment, in which N A S will invest over EUR 20 million, is scheduled for completion by 2023.
The transaction is an excellent fit with NAS Invest’s acquisition profile: Situated in the Kaiserlei district, Offenbach’s most important commercial real estate market, the property offers significant value-add potential. NAS Invest aims to further enhance the grade-A property, which is equipped with features such as cooling ceilings, external sun protection and fibre optic link, by attaining a BREEAM “very good” sustainability certification. The flexible floor plan provides for the division of spaces, starting at around 1,150 sqm. This allows NAS Invest to market the asset as both a single- and multi-tenant building.
Built in 1995, the office at Strahlenbergerstrasse 45 comprises six upper floors and a two-storey underground car park with 196 parking spaces. The total GLA is subdivided into approx. 18,000 sqm of office and about 2,800 sqm of storage space. The property is located at the heart of the Rhine-Main area, one of Germany’s largest economic clusters. It is linked to to local and long-distance traffic allowing employees to commute easily. Frankfurt International Airport and Frankfurt city centre are around ten minutes away.
