NAS INVEST ACQUIRES METROPOL OFFICE BUILDING IN COPENHAGEN

Copenhagen, 15 September 2022. First acquisition in Denmark: N A S Invest has
acquired the Metropol office building in Copenhagen from the Danish pension fund
PensionDanmark. The transaction fits perfectly with the group’s Nordic acquisition
profile, which focuses on Grade-A buildings in central locations in the capital regions
that offer significant value-add potential through active asset management.


Built in 2010, the Metropol building comprises eight floors and an underground parking
garage. The total GLA is subdivided into approx. 9,000 sqm of office and approx. 900
sqm of retail as well as food and beverage (F&B). The property is located adjacent to
the University of Copenhagen and right on top of the Islands Brygge metro station.
This allows easy commuting to and from the building as it is merely 3 minutes away
from the Copenhagen city centre.


The flexible floor plan provides for the division of spaces, starting at around 600 sqm,
and as all office floors are currently vacant, this allows N A S Invest to market the
asset as both a single- and multi-tenant building. N A S will invest a substantial amount
to transform the building into modern, sustainable office space with relevant and
attractive F&B offerings on the ground floor.

The seller has been advised by Horten, while the buyer has been advised by
Gorrissen Federspiel (legal due diligence) and KHR Project Management (technical
due diligence).
