NAS INVEST ACQUIRES LANDMARK COMMERCIAL PROPERTY “DREI-KAISER-BAU” IN FRANKFURT AM MAIN

Frankfurt/Main, September 24, 2021. Real estate investor and asset manager NAS Invest has acquired the core-risk landmark office and commercial property “Drei- Kaiser-Bau” in Frankfurt’s city center. This historic building, located in the well-known Kaiserstraße, comprises a total rental area of approximately 5,300 m2, of which 4,000 m2 are dedicated to office usage and 1,300 m2 to retail space on an almost fully let basis with long-term rental contracts.

The result of this transaction is the secure acquisition of a commercial asset in a prime location of the Main metropolis for NAS Invest, which also offers substantial potential for further value appreciation. Within a few minutes walking distance are the main shopping street “Zeil” as well as the inner-city transportation hub “Hauptwache”.

“Drei-Kaiser-Bau” was built in 1894, bearing great resemblance to the neo-baroque style, designed by the architect, Eugen Greiß. After being damaged by air strikes in 1944, the building was re-constructed with the inclusion of an additional floor and simplified facade in 1952.

The real estate consulting company NAI apollo accompanied the transaction. NAS Invest was advised by Linklaters LLP (legal due diligence), Drees & Sommer (technical due diligence) and HauckSchuchardt (tax due diligence), while KUCERA Rechtsanwälte Steuerberater Partnerschaft and Meissner Schäfer Thomas Steuerberater Partnergesellschaft advised the seller.
